Subdivisibilty

QLDC Spatial Plan July 2021 shows Domain Acres as Future Urban.  The Spatial plan has been prepared pursuant to Governments National Policy on Urban Development, which requires RMA Plan changes as soon as practicable.

The zoning was already under appeal in the RMA Proposed District Plan from the current rural residential 4,000m2 zoning, to residential 800m2. Or you can just enjoy living on 4,000m2. The subdivision infrastructure has been designed so 4,000m2 lots can be re subdivided,. A surveyor’s report is available, including costs to subdivide. Residential flats are allowed.

FAQ's

When are new titles arriving?

New Titles for stage 2 are due late 2021 to early 2022. The stage 2 roads are being sealed at the end of September 2021. Site Works are close to completion.

Can I build a residential flat?

Yes you can build a separate residential flat dwelling in addition to a very large two storey main house under the current Rural Residential zoning.

Can I further sub-divide Lot 9, a 4000sqM lot?

With present Rural Residential zoning no, but the zoning is under appeal by way of a Plan Change and the QLDC Spatial Plan released in July 2021 shows this land as Future Urban. Current zoning is 4000m2 minimum lot size Rural Residential zone. The subdivision infrastructure is designed for further subdivision and further subdivision cost estimates are in Buyer Information Package.

What are the vendor covenants?

We only have one covenant and its very simple; lot owners can’t object to the further subdivision of lots that surround them. This is an enabling covenant.

What services are provided to the boundary of the lot?

Town water and town sewerage, power, fibre telecoms. Stormwater is soaked to ground from the roof of house by lot owner; it’s a gravel site, great soakage rates.
